Our commercial property team has a huge amount of experience and expertise and we currently manage over 400 commercial properties. We offer a range of first class property management, facilities and asset management services, tailored to meet clients’ individual needs.
Asset management
Our surveyors are constantly looking for the next opportunity to maximise income and increase capital values. By getting to know occupiers well, we are able to identify and then negotiate a variety of positions with the aim of enhancing the performance of a particular property.
Extending leases, removing break clauses and service charge caps, carrying out works to improve a property in return for a new lease, surrenders and all types of other asset management initiatives are part of the service we offer.
Property management
The term property management covers an array of activities – most of them unseen. What we mean by property management is the co-ordination of all the activities required to make sure a building is operating really well.
This includes the provision of a first class accounting service with impressive rent and service charge collection statistics.
It also includes informative property and portfolio reports showing activity and initiatives, preparation of service charge budgets and year end positions, maintenance of up-to-date tenancy records and documents, building relationships with occupiers and the supervision of large-scale works.
The integration between property management and facilities management continues. M J Mapp has a number of very experienced facilities managers working on all our multi-let buildings.
Facilities management
Our facilities managers ensure that:
- approved contractors are performing at the required level
- minor repair works are carried out as quickly and efficiently as possible
- occupiers are kept informed of what is going on in the building
- there is full compliance with health & safety and other statutory controls
- priority is given to sustainability and good environmental practice
- that our on-site staff are well looked after and trained in providing the best possible customer care.
We have in-house Health & Safety and Sustainability teams, as well as running an Approved Contractor Scheme to ensure all of our suppliers are compliant with a vast array of appropriate legislation and best practices, in addition to delivering value for money.
