Growing annual rents
£650m+ of rents and services collected annually.
A 130,000 sq ft Grade A office building was predominantly let to the Government with short-term break options on all of the leases. Despite huge pressure on the occupier to break, and as a result of protracted negotiations, we were successful in removing the break options in return for a rent-free period. As a result the clients were spared a significant void, secured an additional 5 years of income and the capital value of the asset increased by £2m.
We reviewed the leases of over 80 units on an industrial estate in the Midlands and identified a risk of loss of a significant amount of income in the short term. Our teams engaged in key negotiations and agreed a number of lease regears/reversionary leases which both extended the income profile and raised the rental income.
Successful asset management in the property sector is about aligning clients’ investment goals with day-to-day management needs – in a way that retains value while creating new opportunities.
At M J Mapp, we start with the ‘old-school’ basics: building a great team, developing close links with occupiers, and making thoughtful management decisions that protect and enhance your asset.
Simultaneously, however, we’ll be scanning the horizon for opportunities to add value – be it occupational lease re-gearing, rent reviews or lease renewals all helped by our strategic skills and industry knowledge. Transaction management, advice on refurbishment strategies, planning of major works programmes, the identification and appraisal of redevelopment opportunities and alternative uses all form part of our core skills..
Ultimately, we never forget the main objective: to retain and maximise your income, minimise liabilities and enhance capital growth.
