Re-tendered contracts


As part of our S5 RICS-compliant contractors scheme we have successfully re-tendered contracts on many portfolios and aim to both increase service levels and drive down costs.

We are continuously benchmarking contracts and tender all contracts at least every 3 years. In 2012 we carried out an ambitious re-tender on one portfolio and reduced costs by £1.3m.

Our on-site team


We recognise the importance of our on-site team to the overall level of service we are providing and the success of a particular building.

To ensure the team are working at the very highest levels we employ all of our on-site people directly in our main company and continuously aim to develop all levels of staff with high-quality training and coaching.


Our facilities management team are responsible for the day-to-day operations at the buildings we manage. They work closely with our Health & Safety and on-site teams and our approved contractors to deliver a great service.

Our Facilities Managers and on-site team are responsible for ensuring that:

  • Approved contractors are performing at the required level
  • Minor repair works are carried out as quickly and efficiently as possible
  • Occupiers are kept informed of what is going on in the building
  • There is full compliance with Health & Safety and other statutory controls
  • Priority is given to sustainability and good environmental practice
  • That our on-site staff are well looked after and trained in providing the best possible customer care

We have in-house Health & Safety and Sustainability teams, as well as running an Approved Contractor Scheme to ensure all of our suppliers are compliant with a vast array of appropriate legislation and best practices, in addition to delivering value for money.

Carl is an experienced sustainability professional with over 13 years experience working in roles relating to compliance, risk management, operations and strategy. Prior to joining M J Mapp Carl spent six years working in the commercial real estate sector at Hammerson leading on all aspects of environmental management.

Brian is an experienced Facilities Manager and has extensive knowledge and understanding of Health & Safety, operations and contract management. Brian began his facilities management career working client-side at Equity Insurance Group before periods at AXA Insurance and CBRE where he was responsible for the management of the Knightsbridge Estate.

Robert has many years experience in procurement and contract management and held positions at Capita, Peveral and Orbis prior to joining M J Mapp. He has a comprehensive understanding of how to successfully specify, procure and manage a range of services and goods required for any property management instruction.
